We have just enjoyed another record-breaking summer tourist season so it’s an excellent time to sit back calmly in the cooler (but still magnificently benign) Mediterranean autumn weather, look at the year so far and take stock of the Costa del Sol real estate industry’s current situation. Ever the optimists – for eminently justifiable reasons in 2016, it should be noted – we are delighted to report that the news remains good, for both buyers and vendors. Some key points… - The number of homes bought by foreigners in Málaga province (which incorporates most of the Costa del Sol) increased by 16.9 per cent in the first half of 2016 compared with the same period last year, according to new figures released by Spain’s national ministry for development. - BBVA Research’s Real Estate Observatory forecasts continuing recovery in the property market after a positive first half featuring rising sales, prices and building activity. It attributes its optimism to favourable mortgage conditions and the flow on effect for holiday home demand from this year’s record tourist numbers. - The latest Tinsa IMIE local markets index report notes that property prices in Málaga province rose by 6.1 per cent on an inter-annual basis at the end of the third quarter. - Spain has now experienced nine consecutive quarters of inter-annual growth in home prices. According to latest figures released by the National Statistics Institute, the average price rose by 3.9 per cent from April to June compared with the same period in 2015, and was 1.8 per cent higher than during this year’s first quarter. - Researchers usually delve into a myriad of property statistics when analysing the real estate market’s recovery but DBK checked out another statistical source for their latest report. The market research company’s observatory found that furniture sales in 2015 rose for the first time in seven years, with home furniture sales increasing by 4.9 per cent and kitchen outfitters’ up by 4.2 per cent. - New figures from Spain’s National Statistics Institute show that Benahavís experienced the highest population growth from 2005 to 2015 of any municipality in Málaga province – 168 per cent. Marbella’s growth rate during the same decade was 12.2 per cent.
